My thoughts on this would be to always have a price in your head you will sell it for at each stage.

I don't think you want that at this stage. 

The 10k rehab budget is more so a part of my criteria meaning I'm not willing to put more than $10k into a property at this stage. 

Possibly, there's a staging company or two in the Delaware valley region that'll purchase it from you. 

My wife and I are in the early stages of exploring an opportunity we've come across...I'm curious for opinions.

I have seen a few that look decent but I'm still in the lookie-loo stage of this Journey. 

Finally, always let them know of new ownership and set the stage that you are professional and are willing to work with people, but don't let them take advantage.
