What are the basic conditions/requirements for a property that is a fixer-upper to pass appraisal?  

You are going to find more issues with lower end,fixer-upper properties than move-in ready.

Upper Kirby, heights, and Med Center are other submarkets worth investigating.

You can afford to invest in fixer uppers or even negotiate a lower price since you can put a larger down-payment but that all depends on where you are investing. 

Mainly just looking to see if somebody else has bought a fixer upper and done the work themselves and if there was any profit selling it after living in it a couple years (to avoid capital gains) Thanks!
