Doing it that way also allows you to get a general idea of how much income is needed to at least be close to breaking even. obviously being close to the break even line is not where anyone wants to be but it is interesting and useful metric.

Hi All, Had an idea (very beginning stages) and wanted to throw it in here and see what others think of it.

More importantly, I’m super hesitant with the idea of the 1031 given that both the purchase and the sell need to be coordinated together.

They may have a # in mind but you should have an idea what its worth.then do I take that number and find a buyer at that price?

I don't like the idea of spending $100 a month to access the list, and then spend .12-.15 cents per skip trace.

TLDR: Bad idea for your personal home.
