Hi BiggerPockets Landlords,I just picked up a small fourplex in rural CA and after speaking to two of the tenants already on the phone, one speaks no English, so a child was translating for me.

We had already planned to renovate the bathroom, but will use this misfortune to alter the layout of kitchen, bath and laundry.Today, much of the on-slab, styrofoam insulation below the subfloor had to be removed due to prolonged exposure to animal urine.We also discovered that a 10' section of the back wall needs to be rebuilt - a through wall air conditioner had been broken loose in its mounts which allowed water to make its way into the interior of the wall and rot out the studs and sill plate.
