Then work toward tackling bigger projects.

@Carmen Graves you might need to refer to a pest control company to remove the animal first and then tackle the furnace and chimney.

For example, if most buildings in your area have on-site laundry but you don't, it might be something you should tackle early on just to keep up with the competition.

find some one in the community to work with a flip on if you have the money and you will be ready for your next project and you will likely have learned enough to tackle a cosmetic BRRRR. 

I think a price decrease of 5 to 10k is fair.Now, as to whether or not you would need to actually tackle the issue, that's another story. 

I know this is not a challenge that I am alone in tackling, and with our decision to self perform the construction management side (which I am not willing to give up because of the level of quality we hold ourselves to) the obvious first answer, "hire a GC" I don't think is the right solution at least for our business.Sorry for the long post and I appreciate any and all insight.
