I get a lot of ads on my Facebook feed regarding investments that may do that looking to hear from someone that is been successful in reducing the liability and not lose money on the new investment

If so, consider that with a stock you have NO CONTROL whereas with your rentals you have quite a bit of control over how the business is run and how successful it is.

With C or below you probably can't avoid some of it so I'd go with a recency bias, ie anyone who has a long period of time between their last eviction and successful rentals other places will be a safer bet than the guy that just got evicted.
