Hey @Audrey Sommer, is this in regards to overall condition of the home or highest-best-use of a property for investing?

Additionally, as stated above again, the projects that I was taking on were purchase well below market value.

Therefore, working with a single real estate agent doesn't make much sense as it will limit you to his/her very limited inventory and he/she might have as main objective to sell a property to you take advantage of your lack of knowledge of the market.

I normally pick and choose the events I go to based on what will be discussed.

The majority of people I see on BP asking about syndication lack any track record of success, do not have sufficient knowledge of the property type specifically or real estate principles, financing and law in general, and have little or no capital.  

A portfolio of six buildings came across my desk today that has good numbers - 15.5K gross rent for ~1.1M with lots of upside to increase rents.
