don't forget to factor in the cost of driveway paving sidewalks landscape that will blow your cost per square foot as in most cases these are above and beyond the cost to build don't forget when crunching your numbers it is all the little things that can make you or break you

I estimated it will need 35 days to finish which is with $7000, please permit fee $1000 total. it comes up roughly $35k.right now, I am having some thoughts and concerns.1) the area is with a few break in for the staged properties, I am taking a risk of lossing the appliances and I heard after the break in, the realtor has to put that to the disclosure which might decrease the property value.2) I need to replace the dead tree of the public sidewalk, which I called many times to the city and no return calls, I plan to go to their office in the coming week.3)the dirt level too high under the crawlspace, I might need to have someone to dig out the dirt. currently it only has 6 to 8" on some areas.

I want to know that before *EVERY* showing, the property is ready to be shown; this means lights on, blinds open, sidewalk swept, fliers on the table, etc.

-Usually need more square-footage to repair- U&O is always going to be up your case and will wack you with even the smallest chip in the sidewalk, telling you that you need to drop 5-7k just in cement before you even get approved to touch your home. - Comping is not as cookie cutter as it is in the city, now you are usually dealing with different styles, build types, etc.Always feel free to reach out to me!

Also if you can see that the streets are messed up around there, the sidewalks, or there is the black gumbo dirt with big cracks where it has dried out...again you will likely have issues in the future.$50 option money sounds really good these days...maybe even super low.You will likely pay for a survey....your lender or title will likely require one.Two story.....in Carrollton...almost sounds like Two Worlds or a townhome....two story single family might be tough to find for $200K.
