Philly always had the ability to become a great city; but the people who are elected just hurt the hand that feeds it. 

Basically, if you run it hands-on and spend significant time doing it - probably there is material participation and self-employment tax.As you can see, a generic yes/no answer is impossible for your question.

Did you know for sure you’d be able to find deals in your market before hand?

Select a larger area that is at least 30 minutes in each direction. with maybe a hand full of exceptions I am pretty sure you would be hard pressed to find a mix that represents the demographic cross section of this country and therefor a wide range of neighborhoods.

Combine this with poor ADU valuations (especially in single family zoned areas) result in hands off ADU additions costing significantly more than the value they add.  

I’ve only had a handful times the Seller wanted to close someplace else.  

The average consumer here would probably never realize this is done, but I have experienced it first hand on multiple projects.

If you only have the one property, I would suggest scraping the software and use excel or do it by hand.
