How are you planning to use current cap rate knowledge to select a market?

Once you have a solid lead list, I'd recommend selecting mailers that stand out from your competition.  

Just like what you select to do and have knowledge on the market selected.

FYI, to properly tag someone you have to select the name as it appears once you start typing @ and their name...So for example type "@Lucas" and then my full name should appear - click that and it will tag me.

Mashvisor, which pulls in MLS data from most metro markets, displays the properties and gives you an analysis as to how much you can expect from the selected property either as a long term landlord or short term landlord.
