Then you can use the money as a down payment on a property; factor 20% for a SFR and 25% down for a multi family (duplex and more)I had $50k in a SDIRA, but found that the hassles of working with lenders in an account like that just wasn't worth it; I rolled it into my current 401k and took a loan against it.But with the amounts you're talking about, you might just be better off taking the hit now but freeing up the capital to work unencumbered with the limitations found in a SDIRA.Just a thought.

A 203k Loan is where the purchase price and rehab costs are rolled into a single loan.Assuming you have a respectable FICO you can buy, with a FHA Loan (3-5% down, a 30 year amortization schedule, and a residential loan rate).

Instead of cashing out and paying the penalty and taxes could you roll that in a self directed IRA and also use that money to secure a 25k unsecured loan?

I haven't done this yet because I'm still searching for my first deal, but here's what I'm going to do when I find one.I certainly would ask for minimum 1 year operating expenses statement, and rent roll from the seller.You also want to get what's called an Estoppel agreement filled out from each of the tenants.
