Hello,I am a general contractor with part tIme crew, they are skilled and trustworthy but I can’t hire them full time because I do not have steady stream of revenue, we specialize in kitchen and bathroom remodel, during summer we are quite busy but thIngs slow down startIng Oct till late Feb / March.

Insurance companies don’t like structural remodels or vacant houses, so be sure to disclose if you are doing a rough remodel.  

Will also provide oversight on remodels and emergency repairs.Any guidance will be great.   

Pulling off a simple yet fast bathroom remodel handled remotely by locals is already an ambitious undertaking.

Asking a contractor if a room needs to be remodeled is about like asking a barber if you need a haircut.However, that kitchen does look very dated to my eye.

I personally would dedicate roughly $50 per door or 5% (whichever is higher) to CapEx unless the building has gone through a complete remodel recently.

At the moment I am doing about a $15k remodel and repair to this house.

I do not want to make the agent feel uncomfortable or annoyed with me because I’m looking around with no intention of buying (obviously) but I like to know my market and I want to see some of the houses to get a good idea of how updated the homes are, and what people remodeled etc.

I just got a quote for $280 per month during the remodeling phase vs $80 a month after completion.

Someone in the neighborhood, a contractor/remodeler wants to rent to own the whole three floors.
