They have left the home in pretty good shape but the walls are a mess and you need to paint to attract the next tenant or the floors (carpet or wood) are in rough shape and need to be refinished or replaced.

Ok, skinny on the home:Vacant 1940s craftsman two story 2/2 in an UBER family-saturated (literally two blocks from on of the nicest middle schools in town) neighborhood that pulls ft per square footage numbers down from the heavens.In need of major renovation:  -Kitchen (all but possibly cabinets to be replaced)-Needs HVAC installed-Lower level bathroom needs to be completely redone-Majority of floors in remainder of house are good solid wood, just need refinishing-Need to add a closet to an upstairs room to make it a 3/2-Great deck outside has retreating and slitted boards from water standing on fallen leaves over the years-Old one car garage most likely needs tear down-Basic landscaping and fencingThis property is listed in the MLS and has 100 DOM, dropping from 190k to 172k.

. - Brick or concrete for backyard - fence - update electric, heating/air system - new plumbing - repair entire exterior, paint or new stucco, remove siding in rear, add railing in front - new kitchen/bath - refinish floors - carpet in bedrooms - paint throughout - some walls, floors and ceilings need repair - extend/add room behind kitchen to add first floor laundry - new roof, windows- Currently 4/1, would add at least 1/2 bath on 1st floor to make it a 4bdr 1 1/2 bath or full bath for master suite to make it 3bdr/2bath - No finished basement, but want it cleaned up and painted - recessed lights - The layout on the 1st level will remain the same, with the exception of the extension for the 1st floor laundry and possible 1/2 bath.

If you're aiming mid-level or higher, it may be worth sacrificing some of that for more eye-appeal (such as using tile instead of tub surrounds, or refinishing floors if you happen to have wood under those carpets).

This included: full demo and rebuild of kitchens, demo/rebuild of bathrooms except tubs, replacing sheet rock on ceilings from water damage, new flooring or refinishing flooring dependent upon the condition of existing floors, light fixtures, plumbing, correctly installed GFI outlets into bathrooms and kitchens, painted the interior of all units and replaced all interior doors.
