The agreement is contingent upon the buyer securing financing which I was not able to do and have provided a denial letter.The seller is requesting money for damages because the appraisal came in at the purchase price but needed a heat installed in the kitchen which the seller agreed to install (Not in writing).

What does my purchase price and down payment need to look like for the bank to provide financing?

I think its worth a test, but like Jerryl said, you need to post multiple times a week for many months before you would know if its going to work a lot.

I like them because they may point out information that can disqualify a tenant when that applicant has provided some truthful information.

For example, most real estate deals throw off significant depreciation which can provide a very nice short to medium-term tax shielding benefit.

I’ve worked for some group home providers where they employ a maintenance worker who handles some of these issues (usually if the have multiple homes in a specific geographic location) and I’ve worked for homes where the handiest employee fixes things and that option doesn’t always have the best outcomes.

Holding Costs - My experience with owner financing is that I can buy and sell a property in a month or less since the rehab is minimal and I'm providing the financing.
