I may be paranoid but it really feels safer to me to see buyer / seller in front of me with the attorney in charge, for some bizarre reason, when a person who had an online $100 or less class to become a public notary has the seller / buyer sign legal documents, I don't feel it's a safe way of verifying their identity and generally speaking I feel conducting these large deals with a table closing when all parties are present is way better.. or at least choose an agreed third party to verify identity of all parties (like a different law firm) is that just me being paranoid or is it a legitimate scare?

Most lenders will do a hard credit pull before presenting a formalized term sheet, but that is after a property is under contract and your offer is accepted/you submit a full application and send in a credit authorization. 20% down with no STR experience is pretty normal on the market, but you will likely be using a haircut AirDNA projection instead of the full 100% to qualify you.

The plumber came back saying the either the pump was burned/failed because of too many wipes being flushed down or when "an outside vendor" did snaking the pipe, it damaged the pump.He also mentions the "pit" where all the sewage from the fourplex comes to is too large, corroded and needs to be fixed:"using gravel to fill in the existing voids present aroundthe pit, then install a new pit with the extension lidneeded.
