I could of really focused more on marketing and advertising to nurses and if you can contract with the employing agencies and offer them some consistency [location and perception and price biggest factor] and have them rent directy might yield some interesting results.

Lots of risk that you can't control and it is taxed as Ordinary Income plus the IRS will see you as self employed so you will pay all of the Social Security tax and perhaps a 2.5% extra tax if you make over $250k.

I spend a LOT of time getting to know the area that I'm investing in intimately...that's part of the fun for me is getting to know a new area...understanding the employers, the local economy, the people...I read the town/municipality/village's website in detail.
