If cash flow is important, or the lack of gives you pause than it doesn't match your goals, which at the end of the day is main thing you should be looking for.

These higher prices and interest rates have me on pause since I don't want to make a bad purchase. 

@Juan PardoAh, I did not consider the liquidity effect on housing that essentially forces the owner to pause, think, and review before selling their home at a cheaper price.

Not sure about the cap rate since I never really use that to determine if I'm going to buy something but I will say that in my opinion the Danbury multi unit market is getting very inflated that coupled with the amount of new rentals they are building is giving me pause

As a landlord when you have a rental property and a tenant moves out and the property is vacant, are you required as the landlord required to pay the mortgage, or is there something that can put a pause on it? 

If it makes you pause, maybe landlording is not for you. 

These are pros that lend money for a living and they are seeing something in the deal that is giving them pause.

If anything prices will rise into 2024 especially if the FED keeps rates paused or decreases.
