I have a colleague who owns a furniture business who barters with me because COVID affected them a lot so to help her hold on to caah, I get furniture as needed and she has unique items so I’d have very Minsk expense decor theme wise.

Came with all the fixtures and furniture.

We updated light fixtures in the living room, dining room, and powder room, as well as an outdoor ceiling fan.

I also built my own Tiny Home and outdoor kitchen with rain catchment shower and PV system.

I'm moving to a much smaller unit (either a studio or a 1 bd condo)I haven't started listing my house yet, but I want to know if I should keep my furnitures until I found a renter (given the renter has his/her furnitures), or I should start emptying the house before listing.

Maybe they plan on donating the furniture (and you can call to schedule) or if the furniture is nice, and the market allows for it, you can buy the furniture from them and rent the unit furnished.  

Secondarily, outdoor experiences is a must, high bedroom counts (work from home situations), and quiet areas for kids to play in the street (such as a cul de sac).

If its a big cast iron boiler, id consider swapping out for a couple condensing boilers with a 10:1 turn down ratio and install outdoor temperature reset.
