There is also a daycare on the NW corner so at least you'd have some activity nearby most of the day.We use a property manager, but I still stick to neighborhoods I would be comfortable going to on foot after 10 p.m. if I had to collect rent/fix something etc.

You can call local city, police Dept and post office - ask the people who deliver mails in the area about the property and  neighborhood environment of subject property.  4) If I live near by, drive around and talk to the  neighbors.  

We could move out of the district but kids are entrenched in the schools, have best friends/grandparents nearby.

Curious how you feel about the Castlewood Ranch neighborhood and that "future high school site" that's nearby. 

We also own/occupy a duplex nearby and would love to have like minded neighbors!

We have 2 properties nearby that are in a working class neighborhood, safe, and in a growing part of town.

I looked at what was renting near by and went 50 bucks higher.
