I am an MF owner but think it would be beneficial to either be a broker or property manager so I am interested in reading what folks say.   

Real Estate, Stocks, Mutual Funds, REIT, etc.?

What issue is it for the government to use their monopoly on force and threat of putting you in a cage, because you as a property owner and a tenant come to a mutual agreement on what the terms were with respects to how payment is to be made and what the charges are?

And in particular it's beneficial if your existing properties have appreciated past where you feel good about as rentals. 

Any words of advice or beneficial strategies that can be offered to further my real estate endeavors?

These include bank accounts, stocks, bonds, mutual funds, and so on.

Also you should run through multiple models to see which one will be beneficial for investors and will help you make a name for yourself with your first private money raise.At the end of the day, make sure you discuss with the your attorney and follow the rules set forth for the money raise. 

Update: We have requested a mutual release of contract due to fears for my and my children’s safety since I am the property manager and complete most small repairs myself having my child with me. 

Mutual Funds are not safe.
