That lower paying tenant will be out by December so should have both at $900 and myself only paying gas/water. 

The hard money costs, property taxes, electric/gas, and water bills really add up and need to be taken into consideration when evaluating any potential flip deal.

Electric, gas, trash, and lawn care was provided by the current owner totaling roughly $900 a month for 2018. 

Life settlements, oil\gas, energy\power, etc. etc. 

I do pay for water/trash/snow removal/landscaping  and gas/electric for common area.

For example, I have a lot of travel rewards from company travel that I can use for personal use, I have an entertainment budget for customers, I have a company car/gas, I get comped meals during the week.

Call the gas and electric companies and ask for a year's bills.
