I have changed my rental strategy to short-term rentals and co-living (rent by room) to allow for more cash flow. 

I am also an Italian citizen, I lived there for a while, so I know the place and my family lives nearby.House prices are also lower in the areas I invest in comparison to Munich where I live.

It does seem to make some sense to keep living there with the help of a roommate paying the mortgage.

If you’re looking to make real estate your new job and to earn cash now to use and live on like a job, then go for cash flow.

Then again, if you’re talking about a mortgage on your personal residence, and you live in a state with an unlimited homestead exemption for creditor attachment like Texas or Florida, there’s an asset protection consideration as well.

Tenant has been living in the property since May 2022.

I'm 100% overseas now and no longer feel bound to invest in the city I live in.
