How do those that invest in new cities without having grown up, lived in, or in some cases even visited, find justification in their investments?

Since you probably paid much less and have fixed up the place, the new lender will want to see a justification for why the new appraisal is so much higher than what you previously paid.

The deal analysis is fairly straightforward, so I'm not looking for justification related to it.

At that point you are providing a better product and you have more of a justification to raise the rents.  

So, provide some justification of why you think that's a good location.

Sometimes you find those little companies that have already sold off their Mort division and sending them justification will pay off.
