When you select the next tenant I would certainly ensure that you have your eyes on the applications that are coming in, and ask that you are involved in the decision making process. 3x income, clean credit and background checks should be a minimum for approval, even if it takes a month or so to find someone.

Could I have an avg. rent of 4.33 days, outwork everyone (cleaner) by a substantial number of hours and not offer substantial services other than certain guest special request and meet the exception.Does the IRS consider all the marketing, accounting, bill paying, guest communications (daily inquiries), market research, pricing, real estate purchase, taxes, supply ordering, maintenance/ cleaning set ups, and a thousand other things we do yearly to keep the STR going as hours toward material participation?

I'm on Lane Kawaoka's e-mail list and I always think about striking out for something, but wondering if its worth it or if it can turn into a house of cards...It depends on the opportunity, the syndicator, the total amount of money involved, the amount you want to invest, how long you want to invest it for, the location of the apartment complex, the number of units involved, what your goals are.
