Many investors would rather pay someone for an hour of work than take an hour of their time to explain the task to someone who likely won't be a part of their long-term team.Many of the 'gurus' do overcharge for what they are offering, but the idea behind charging for their services is to compensate them for the time they aren't doing deals, and also to see who is serious about learning.If you are interested in finding a "mentor", the best thing in my opinion is counter-intuitively to look for a PAID position you can take in a small real estate company.

The first thing they want is proof that you are going to pay them back.It doesn't seem intuitive, but the no money down deals are much much easier to find if you've got money and good credit.One thing you could consider is to buy just one of those buildings.

@Jean Bolger, what I'm afraid of is that what you describe might NOT be an isolated case--it just seems to me (intuitively, without any real proof) that the disputes among board members in a small complex would so much more personal than in a larger complex.I don't know which would be worse--dealing with bad tenants, or dealing with stubborn HOA members, ha ha!

The portion there of you taking all the profits or losses is a bit counter intuitive to splitting things 50/50.

With a property purchase, CoC is intuitively aligned because it presumably is returned at liquidation (hopefully with appreciation and principal paydown!)

I seriously doubt TurboTax gets it right - and that is speaking as an ex-Intuit employee.A really good tax person / accountant / CPA is hard to find, but once you find them they will save you huge amounts of time and money.
