To follow up on a prior post, Its' pretty awesome.

I walk into the house with my binder of all my needed contracts and if we come to an agreement I fill out the contract right then and there. your the man  I love it.. when I started I did my deals on the hood of the car and my contracts were on NCR paper so I just ripped them off their copy :)  my contract was also just one page and included escrow instructions..

This is a group with 17 yrs of experience as a company, but the founders worked in the industry for over 20 years prior to that. 

I have built a lot of websites in prior careers but what you will need is a way to show the availability calendar to sync with all your other platforms and the ability to take direct transactions through Stripe or Square. 

So again, my only concern with Lifestyles is that it has a draw to many newbies, but most newbies are not your father, they are guys wanting to do deals themselves with likely no real estate experience prior to joining Lifestyles.  

To avoid escrow delays and tenant upset, I decided to stick with the prior management company.  

Could have sent Rate increases out prior to using Rent Roll for future revenue stream. 

If you want to know your true return, you should also add in your annual appreciation(This is assuming the prior number is just cash-flow).Current rates are high right now at around 7%.For it to make sense refinancing, you would need to find an investment that generates a return atleast higher than that, which may be hard.

They already did a small capital call on 1 of the investments prior to all the craziness in the market.
