I have heard of contracts being canceled if the hospital census is low or if an incident occurs.

For the property I purchased under my personal name, I chose to pay for a Umbrella Insurance Policy (with $3 million incident coverage [you can go lower/higher] to protect my personal assets)-The umbrella insurance policy costs more in the long run $1-2k a year (in NY state), but I feel it is more simple and direct, and most importantly passive. - The sole member LLC requires proper banking habits/ethics, LLC meetings, accounting.

You will need to get approval from the lender and it generally requires a form to be completed - and notify the insurance provider of the title change in order to ensure any potential claim will be covered (policy in your individual name won't cover an incident for the LLC). 

Are you saying wage inflation won't be much, that this is a more isolated incident? 

If you contact the tenants to get renter's insurance now, at this point, I think you are opening a can of worms over the incident you are concerned about. 

This includes looking at the person’s medical, work, cultural and environmental history.Short-term asbestos exposure involves incidents that last less than a few days.

This is the first incident in the last 4 years.

I think you should return $75 of that final $100 just to remove the bad taste you have probably left in her mouth over this incident.
