I also converted a trust deed that was current (not defaulted), and I converted syndication investments that were solid. 

Seem like solid markets for the years ahead.

I got an unsual response to a listing of mine today:Good morning, We are home health care agency, and we want to rent the house to care for disabled or elderly clients that are unable to care for themselves 4 -6 unrelated people.

If you pick a solid property in a good area with good schools, it'll appreciate - it'll be negative cash flow as a long term rental (unless you have some creative strategy or do STR/MTR) and you're less likely to have repair, tenant issues, crime etc.

:Based on the responses you probably can see that ADU additions on single family homes are still the wild west right now, so you need to be clear on the numbers and goals in your specific market.

Tenant clearly accepted these responsibilities. 

But in terms of being able to grow a portfolio with a ton of equity and solid cash flow, being a builder in this area really works.I think the STR part of it also helps as well.
