Since you are engaged - if you and your SO can survive a live-in flip together - then you know you got a good girl there and can survive about anything together :)     There will be tests, but selling tax-free down the road will be huge for your future and I wish you the best!

@Wayne Brooks  Gothca   I thought you were maybe pondering this and needed some clarification so I thought I would be a good BP soldier and take a stab at what I thought the OP was talking about. 

Forget about references given by a broker, you could be speaking to their uncle or beer buddy, or a girl friend, never know.Have you mastered real estate?

So there's no magic percentage or formula, just need to ponder some "what if" scenarios to see how you would pull through if x, y and z happened.
