Some will undoubtedly think I'm crazy, but I invite B&H investors who owns 5+ SFH to give their inputs on my thoughts about forgoing property insurance on my 3 SFHs.  

The numbers for going through PM only starts to make sense once you have 5-10+ properties so you will be cutting into profits now. 

I hit the 1% rule in MS with new construction I bought there for go zone...well not quite 1%  160k houses rent for 1250... but they are never vacant never have any of the issues you have with low end rental wear and tear..

And immediate past that includes the worst economic downturn since the Great Depression.It is entirely possible (and even likely) that as the youngest workers finally get on their feet and start to catch up financially, they will hear the siren song of the suburbs just like all those before them.I have no real dog in this fight.
