(I don't know why I can't tag either of you... grr)  Until last week I lived in Los Angeles, and it was no trouble at all to run them from there while working my 16 hour/day day job.  

These are the things along with having approrpiate level of insurance (property/builders risk and general liability) to keep you out of trouble, not merely creating an LLC. 

@Ashley Collins , please provide a little more description of your house—#bed and #bath, style, fenced yard, square footage, and general location.

Yard is fully fenced with brand new custom metal picket fence.

I don't mind getting no heat/no ac calls, plumbing leaks, section of a fence blows over, etc. 

Where you'll get into trouble is when you use different criteria for certain applicants. 

I also had a dealing with the neighboring property on splitting the cost of the fence.  

There are many red flags here.Your borrower started out in financial trouble and you want to loan him money?

You'll only get into trouble by trying to guess on your own.Best thing to do is to hire a good General Contractor that has (preferably) decades of experience - no newbies or Handymen, Etc...They should be able to walk a property (< 1 hr) and give you a rough, but pretty close, price.
