They used their money, time, and resources to offer you a complete investment, including in-house management. 

If you have a 3bed/2bath with 1,800 square feet, granite counters, tile floors, and attached 2-car garage, then you want to look for homes that have those same features and see what they are renting for.

Hey Jeff, totally can relate with you being from an expensive real estate market - I moved to Columbus a few years ago (from Portland, Oregon which was super expensive) to become a full time real estate investor, and ever since, I've completed quite a lot of BRRRRs, flips, and own a successful rental portfolio here in Columbus Ohio.

Real Estate Professional status and Trade/Business are two completely separate issues. 

I also invested in improvements: new roof, water heaters, other major appliances, and a kitchen renovation.Now, my situation has completely shifted.
