There are other pieces to the puzzle like a property manager and of course a good general contractor (that's licensed and bonded) but you get the idea. 

It is far away from her home and we found it puzzling that she felt so passionately about something going on ACROSS the court from her.

I am not to a point of alarm yet but a bit puzzled as to how or why a market shift in real estate buying power would effect rental demand when I expected the complete opposite effect.

They'd be thrilled with 12% IRR, or even less.So it's important to cultivate investors outside of places like this as well.But remember, raising capital is just one piece of the puzzle. 

You are only looking at one piece of the puzzle, to make any conclusions you need to look at population growth and household size.

Again, the project will be a bit bigger than our last reposition and I feel it would be helpful to have these parts of the puzzle on our side.The difference between the 2 models (my opinion only) is most of the elements I mentioned above would not be available at the conventional level.   

My current sponsor unfortunately doesn’t qualify for the deal size i have and finding a KP is the last piece of the puzzle.

I am a little puzzled that you're not able to get a fully amortizing 15 year fixed rate.
