Just out of curiosity, are you aware of and taken into consideration the environmental issues in Anniston?

They will want flood plain certificate, environmental phase 1 or compliance letter, survey, leases, inspection, appraisal and a zoning compliance letter.

I know that is common practice in larger properties.I've never done things like termite or environmental phase 1 on smaller properties but you could and those would be additional. 

One building with major defects, environmental contamination...something.Or, it could be that he just wants to cash out for retirement or for a better investment opportunity.
