If you want a "deal", you should be looking at 100 days and up to have any leverage because the seller will feel more desperate after three months when everything else is selling.Are you seeing these properties?

I’m trying to construct a window when I should start messing with a property to move the ROE back up once it’s accumulated “too much” equity.

If the room is a mess when she leaves or she's not paid part of her rent, then remove that as you normally would from the deposit and return the rest to her. 

It's like the real estate (cute bungalow) and opportunity for growth doesn't matter.Has anyone else experienced this?

Look for fruitful ways to advertise other than just Zillow.  I have a property in Summerville, SC and looks like lots of competition for rentals. Thanks.

As a buyer and someone who does wholesale when properties that don't fit our buy box come through our pipeline, I don't ever count other people's pockets as long as the deal makes sense to me, than why worry how much someone else is making on it.

You do not even have to borrow the funds  for rehab, and rather use someone else's money for the acquisition then use your funds to rehab the place.
