And this is if everything goes a-ok with no major disruptions to slow ramping up of construction. the cost of materials is going to keep going up, the cost of labor is absolutely going up because that's what happens when you raise tax's and basis wages, it gets priced into the product at a factor of $1.20 per $1 increase in hard costs.

Certainly the unsafe electrical needs to be fixed, but that can most likely be done without disrupting the insulation, or have the electrician wear a proper respirator to protect themselves from possible asbestos exposure if they create breathable dust during the repairs.
