Obviously the homes I am looking at will be in potentially run down/less than desireable areas... the key for me is to not be in the "go in that area and you get killed for being there" areas. 

Hi Dave,As @David M. mentioned, LLCs are pass-through entities so it's more about liability protection than taxes.As a side note, you can get DSCR loans on your personal name if you desire for some programs.

Also agree with @James Wise that it will get rid of the dead weight (we started doing that at our boutique brokerage anyway this year).

In reality, finding tenants is quite easy, especially if you follow these steps to reduce your risk of vacancy: Living in a growing city in a desirable location increases your chances of finding tenants.

I'll get some price estimates and weight out my options.
