My lease agreement states: "Abandonment" occurs when all of the following occur:(a) all occupants have vacated the Premises, in Landlord's reasonable judgment; (b) Tenant is in breach of this lease by not timely paying rent; and(c) Landlord has delivered written notice to Tenant, by affixing it to the inside of the main entry door or if Landlord is prevented from entering the Premises, by affixing it to the outside of the main entry door, stating that Landlord considers the Premises abandoned, and Tenant fails to respond to the affixed notice by the time required in the notice, which will not be less than 2 days from the date the notice is affixed to the main entry door.I know its early to worry, but if I does not hear from tenant in the next 3 days can I treat the property as abandoned and serve the notice?

No because they are currently behind on rent and probably not going to pay any more, ask that the unit be delivered vacant if you really want the property.

If I repainted I'd be doing it to get the "wow" factor (and fresh-paint smell) of a completely repainted apartment, not because any walls are so bad currently that potential tenants would look at them and run.I no there's no one-size-fits-all answer, but generally speaking, which of these upgrades would deliver the biggest bang for the buck?

Yes, protected buyer list, or protection clause.I found for CA: a broker must deliver to the seller the list of protected buyers no later than the end of the listing period or any extension or cancellation.It does not talk about length though.

I would call it a red flag if they resist giving you everything you request for your DD document list quite quickly, their speed and thoroughness in response to that shows their willingness to sell imho.When you schedule your inspection you want all your professionals there at the same time to go through a single time, contractor, inspector, and any specialists you think you might need like roofer, engineer, etc.Also don’t feel pressured to make your DD and inspection time as limited as is common in SFR, give yourself 2-3 months at least, again, from when they deliver the docs you request.Besides financial DD you want to do physical DD not just on the property via inspections but visiting the area during day and night, weekdays and weekends, to ensure you have a feel for everything that’s happening at different times all the way around the block.
