You do have to purchase at least as much real estate as your net sale if you want to defer all tax.TICS are generally cash deals. 

Dealing with warranty service is a pain in any situation but when you also have to deal with a tenant on top its even worse.

I am in the Milwaukee market and we deal with this often.

Just make sure you are saving towards those slow months during the peak months, buy a deal at the right price (don't overpay just because its a turnkey STR or you think it will make more money than projected), and look into ways to increase bookings during those slow months with some marketing and operation tweaks. 

Theres not really a good reason to go out and find buyers if you dont have a deal.

Focus on the actual deal first.

In the process of analyzing deals, I reached out a property manager for his fees.

B class will be basically break even maybe slightly positive cash flow on a good deal with your typical 20% down payment and financing the rest with todays interest rates.
