I intentionally keep mine in a different county than I live in too, just in case they do notorious serious or something.I don't own many rentals these days, but if I did, id have one of the online pay services or set up an ACH on their paydays.

We'd all love to do deals at 40% DTI with 5% down all day long, but that's just not reality.

@Hai Le - Usually you have to provide written notice / 30 day notice if you decide to not renew their lease or even just asking a tenant to leave.

When you do a traditional 1031 exchange you have 45 day identification period, to provide a list of potential replacement properties and 180 days to close on a replacement.

You should make one trip to the area for 3 days and network in person.

In Oceanside, New non-hosted STRs are prohibited outside of the Coastal Zone as of February 10, 2024.Most HOA's do not allow rentals less than 30 days so that is likely not an option unless you find a couple of places on the water that allow it but usually tough to find below $1M.
