If you are purchasing an asset then you could cross collaterize both but if $ for non secured asset may be easier to look to sell the loan.

When I focused on the purchase price being the most important part of the transaction (locating off market properties helped accomplish this) the deals always got funded and rehabbed......and money made.

But, excel is totally fine in the beginning (in addition to your PM software to capture transactions outside of the properties).We use QuickBooks Online exclusively for all of our REI Clients.
