Aside from catastrophic events, in 30 years + rents and values will be much higher, can't easily say that about strict cashflow markets.

This caused us to need to replace 4 furnaces, 4 hot water tanks, and the entire buildings venting system.Luckily, we found ourselves in a risking market for rental rates and appreciation, which somewhat made up for the massive increase in our budget but, it was almost a complete catastrophe

Seriously -- they were crazy lucky despite losing power for as long as they did.This is a MAJOR catastrophe that I'm guessing will come very close to Katrina numbers in terms of damage when its all said and done.Big thanks to everyone helping out back east.

We probably have a few years before DC and lenders forget about what happened during the last bubble and the catastrophic results it created so its more likely that rents will remain relatively stable, even if your property values are going down.

Rents might level off but unless there's some catastrophic event, people aren't going to be leaving so rents that pay the mortgage today will continue to pay.

The value of a (good) attorney in drafting partnership documents is preventing catastrophic problems down the road when things do not go as expected (hint: they rarely do) or when you and your partner stop seeing eye to eye (hint: happens as often as spousal conflicts and subsequent divorces, which is pretty often).In fact, partnerships are very much like marriages in every other respect, too.

Well right now at 37 I do not have health insurance.Luckily I have been very healthy so far with little to no issues.The issue I have is policies.The insurance companies do not cover much of the payment yet charge a high monthly fee for their policy.If you go into a doctor's office with insurance they will charge the maximum from the insurance company.So example with insurance a bill comes to 150.At 50% my co-pay would be 75 plus I am paying monthly to the insurance company for the policy.If I say I am not insured and pay cash they charge me 100.I save on costs not having to pay monthly on the policy just when I need to go AND I don't have some stupid policy telling me which doctor I have to go to.I also don't have the primary care doctor pumping me with pills which have side affects because the insurance company doesn't want to pay to go see a specialist to fix the problem.Also the specialist that you have to go to with the policy can be far away and the a long time before you get to see them so you suffer longer.Now you can get catastrophic care if you need to go to the hospital.You save on regular doctors visits but if you have something serious you get the insurance to cover the large bill.
