You haven't told us anything about what you plan to do after purchasing the property, so it's not clear how important interest rate is in the long run. 

What happens if you lose on it, you now have an additional liability, not just a loss of money.Are you planning on keeping the current property or exchanging it (1031) into something else?

I wouldn't start investing in the US if you have no plans on coming back from living in China.

Gotta be careful though.

So don't let someone discourage you because their investing criteria is different than yours.As far as financing goes, there are options for financing if you have a plan for the property.

I would encourage you to learn the market you plan to invest in now and to continue to learn about the different methods of investing.

So whenever the buyer wants to refinance or sell the property my lien comes up aswell and that's when I'm taken care of?
