Older multifamily properties, like the one you’re considering from 1920, can be solid investments, but there are key areas to assess carefully.

I am no expert but have been present for a few inspections and i always like asking questions.I agree with all that was said already especially holding individuals accountable for caring for their own system.

Just change your settings and discounts to attract MTR or LTR crowds,  personally, I would be careful Of furnished finders.

I also suspect the seller's friend rented the other unit because the rent is cheap and the landlord is a pushover.I would look at this entire situation carefully.

Most cities won't care if the owner lives in the basement, they only care if it's tenants.The egress window is also a good idea for increasing future sales price.
