Hey @Sidney Duquette so I am not a fan of buying properties that can't perform with the hopes that it will build equity to offset the losses.

So, I'm looking to invest in other markets and trying to focus on one or two so that I can build knowledge over time, but narrowing it down is a challenge. 

It may not be “sexy”, but it works with a low risk and long term wealth building  

I would certainly put some (if not all) of the repair on the tenant particularly given the fact that its a new build.

With a 4-unit building, that’s a very high customer concentration.

I have my personal emergency fund stored away in a HYSA, and am working to build up a15k property reserve as well, but am conflicted on where to keep that 15k. 

The idea is to convert a multi-family building into condos; but not in the traditional sense where you separate pre-existing apartments into their own condos; but in a way where you combine the common areas of all of the apartments in that whole building, and turn the individual rooms within those apartments into condos themselves; thus transforming the hallways, kitchens, bathrooms, living rooms, dining rooms, porches, balconies into common areas of the condos. 

You have a great group of people to help you and build a successful portfolio. 

Do we try to just buy a modest house through foreclosure or some other screamin' deal, house hack, then build up our portfolio from there?

I've got a mixed use building with a vacant 5200 sg ft. medical space on the first floor.
