Hi Lesley, I understood what you said, but that portion in bold is a result of a combination of either incompetence on the part of lenders, and/or investors buying real estate that does not cashflow, and not fannie/freddie rules.

@Will Barnard  this year saw me doing my continuing ED for my CA re brokers license my state of Oregon mortgage bankers license..So I pass the CA brokers which I have been doing for 40 years.. then I have to do on the RE Bureau website and pay my fee and such... what stood out for me was a big bold tab at the bottom of the page.. ( If you suspect anyone of selling RE without a license make complaints here )....

If I were in that position, I'd keep things clean and take the commission--there will be lots of deductions from the purchase and closing costs anyway.You may be bold on your deductions but NEVER cheat on your declaration of income.
