Insurance needed some areas of my deck addressed.

I'm trying to install some LED rope lights around my balcony/deck area and ideally I'd like to plug the lights into my HVAC Closet rather than using the outdoor outlet that I have to have a cleaner look.

If you can't stack the deck in your favor in this way, then hold off on playing the game.If you are able after paying the mortgage and renovation costs, save for your next down payment ASAP.

I came from no Realestate background or knowledge and am now flipping Sub2s like a deck of cards.

We decieded that we needed to give the future tenants a backyard so we had to pay an excavator to dig out the yard and build a railroad ties retaining wall and pull off the 2 decks and replace them with cement patios and put a fence there to give each tenant a private patio area and that cost at least an extra $4,500?.  

I cleaned it first with metal deck brush, let it dry, then applied 2 coats with a long nap roller.

I build two and three story porches and decks...

The high sand content of the brown coat will dull the blades fast.
