I feel comfortable with my ability to complete the work as I am mechanically inclined and I have a lot of experienced people around me. 

I'm not saying tenants should be allowed to run wild and do what they want, the contract should be enforced.However, if you tell me you pay each and every one of your utilities and contractors on the same day every month, you either have your accounts on auto-pay or you are a liar.

They literally can't wait for a traditional funding mechanism if their contract gives them 30 days and it takes 45 days (not uncommon) to get through a loan process. 

I was the same way, I bought and sold about 5 cars before I graduated high school, profiting a little each time (helps being mechanically inclined).

My experience, independent agents write cheaper better auto polices, direct writers/ captive agents, cheaper better fire insurance.

We collect the oil from lube shops, auto repair shops, etc. we bring it back and store it in our tanks.

Most MLS auto searches are set up at even or rounded numbers.

Tradelines still work, I bought a 3 tradeline package in February and was able to refinance my auto loan at a rate of 3.99%.
