Nghi Le Accurate Comps on Redfin

Since they all have different algorithm, I get addresses of houses sold that I can find on Zillow and Trulia but not on Redfin, then manually typed the address in to compare them.PropStream is a waste of money to me.

This system actually has MLS data embedded if I'm not mistaken, so you will actually be pulling your own comps.Texas is a non-disclosure state, so I've been told any of those comp sites are using fancy algorithms to come up with their numbers, and that the only thing you can really trust is the MLS.Eliza, how come if you're a broker you can't pull your own comps?

I've integrated automation for messaging and dynamic pricing, and taken all the necessary steps (that I'm aware of) to align with AirBnB's algorithm - Instant Book, flexible stay minimum and cancelation policy, building up 5 star reviews etc.

I feel like Airbnb's algorithms have improved to minimize your vacancy and often have a guest check in within a day or two of a guest leaving.I don't know if I agree with #2 though, I would just increase your nightly rate and leave in the 20% discount.

With the oversupply in the market, it makes sense that a lot of hosts aren't getting future bookings as well.I'm sure you know, but some methods that you can use to get more bookings are SEO, dynamic pricing, unique interior, figuring out the algorithm, market research, etc.

Now this is the way it worked for primary house loans last time I looked but do not take it as 100% as the algorithm credit scoring models constantly change.Now if you keep getting credit pulled over a longer span of time say months then you stack up multiple inquiries not counted as one and the score goes down because the model thinks you keep applying for credit and nothing is approved.Remember a call on the phone doesn't mean squat so you are wasting your time.
