This cost was already deducted, leaving available funds at the aforementioned 160k after the build.

Since I did work with local credit unions, maybe I’ll try a regional bank or go with a commercial loan as you mentioned.  

However, as others have mentioned, they can be hard to find.It’s important to know that a financial advisor who works with real estate investors isn’t just there to pick stocks or sell products.

@Austin LemmaYou do not have any leverage but as others mentioned if you stick to your guns over time they may accept your price.

You mention they are a good tenant and if that’s the case, then I wouldn’t want to lose them over this.
